Terms and Conditions

The Contract for rental of “Lakeside” Villa is based upon the Terms and Conditions as set out below.

Payment of your deposit confirms your acceptance of these Terms and Conditions.


• Rental dates specifically requested will be held provisionally for a period of 48 hours.

• Within 48 hours of your booking, you should mail your reservation deposit of $300  – which is non-refundable.

• It is important that you advise us as soon as your reservation deposit has been sent, in order for your dates to be held. If no deposit is sent within 48 hours, an alternative booking may be taken.

• The balance of the rental costs must be paid in full 3 months prior to the start of the rental period. We reserve the right to re-let your dates if the balance remains unpaid at this time. Any booking made within 3 months of the start of the rental period requires payment to be made in full at the time of booking. There is a small fee, towards the cost of processing, for payment by card.

• A Security Deposit of $300 is required for all bookings and will be payable with the final balance. This deposit will be returned within14 days after leaving the Villa and after satisfactory inspection of the Villa by our Management.

• The person placing the booking confirms that he or she is authorised to accept these Terms and Conditions on behalf of all persons staying in the villa.

• The person making the booking must be a member of the party occupying the villa and must be aged 25 years or over.

• Bookings will not be accepted from parties of young people under 25 years of age.

The Renter agrees:

• To observe the Non Smoking environment of the villa, for the benefit of all our guests and their children.

Not to allow any pets to stay in the villa.

• That evidence of smoking or pets will cause loss of security deposit, in order to fund additional cleaning.

• To ensure that children are supervised at all times, particularly in the pool area, making use of the safety fence provided. Any pool toys must be used under parental supervision: the Owners cannot be held liable either for the condition of these toys, or for any accidents arising from their use.

• To pay for any breakages, losses or damage to the property, its fittings, fixtures or contents, however caused, during the rental period. These costs are not limited to the value of the security deposit.

• That glass is not permitted in the pool area at any time, for safety reasons: instead, the plastic items provided should be used.

• To take good care of the property and leave it in a tidy condition at the end of the tenancy.

• To permit the owners and their Agents reasonable access to the property during the rental period, to carry out any inspection and maintenance that may be necessary.

• To permit access to the grounds for the purpose of garden and pool maintenance.

• To pay the cost of Pool Heating, if required, with the final payment so heating can be switched on prior to arrival.

• To provide their home address to the owners, and the names of all guests who will be staying at the villa.

• Not to permit anyone to stay at the villa other than those named, without the express agreement of the owners; the maximum number of people permitted to stay at the villa is 8 people (plus baby if in cot/crib).

• Not to sub-let the accommodation.


• It is the Renter’s responsibility to ensure that they and all members of their party are suitably protected by insurance, especially for cancellation, personal property and medical cover.

No claim can be made on the owners or managing agents for accidents, loss or injury (however caused). We strongly advise an all-inclusive holiday insurance cover. The owners or agents do not accept any liability or responsibility for any injury caused as a result of the use of our property, pool or clubhouse. It is the responsibility of an adult member of the party, to ensure that children are always properly supervised when in the pool area or on the balcony. Children are not permitted in the pool, spa or pool area unattended. Posted pool rules must be adhered to while in the pool area.

• The Owners cannot accept any liability whatsoever for any injury or loss sustained by you or any other visitor to the villa or swimming pool, or for any damage caused to any property brought to the premises during your stay.


• Arrival at the villa is normally after 4pm, and you are asked to leave by 10am on the morning of departure. This is to ensure that the villa is clean and ready for your arrival, and also for the family following you. We will try if at all possible to accommodate early arrival and late departures with prior notice, but cannot guarantee this.

• We will confirm arrangements for access before your arrival.


• In the event that the Villa is not available for initial occupation for any reason, all rent paid in advance will be refunded in full. The Renter shall have no further claim against the owners.

• The Owners do not accept any liability for acts of War, Nature, Fire Damage, Storm Damage, Civil Disorder etc that occur during the rental period, and that may have a deleterious effect on the Renter and other guests.

• The Owners do not accept liability for failure to provide adequate pool and spa heating, via the electrical pump, when the outside temperature drops below 55 degrees Fahrenheit. Electrical heating pumps do not operate effectively below this temperature. Failure of such devices to heat the pool or spa is outside the owners’ control, and is regarded as an act of nature.


If the Renter wishes to cancel the booking, they should advise the Owners by e-mail at the earliest opportunity, ensuring that they receive a reply in acknowledgement from the Owners. The Owners will (without obligation to the Renter) use their best endeavours to obtain a replacement letting and, if a full-price replacement is obtained, will then refund to the Renter any money paid excluding the reservation deposit, after making an admin fee for the extra work involved.

If an alternative letting is accepted at a lower rate, then the amount to be refunded to the Renter would take account of this.

If the Owners are unable to obtain an alternative letting, the Owners shall be entitled to retain any payments already made subject to the following scale of charges:
• Cancellation up to 3 months before start of rental period: Deposit Only;
• Cancellation 2-3 months before start of rental period: 50% of Rental charge, plus admin fee;
• Cancellation less than 2 months before start of rental period: full Rental charge.

Payment of your deposit confirms your acceptance of these Terms and Conditions.

In the unlikely event that the property you reserve becomes unavailable due to circumstances out of the control the management company  will make every attempt to move your reservation to a comparable property without compensation. You will be notified of this prior and new documents will need to be processed. The client must immediately inform Nordic Management and its suppliers regarding any errors and deficiencies that are discovered in the home after check-in. Nordic Management shall try to correct the error within 24-48 hours without any major disadvantages for the client. Client must understand that suppliers/vendors may have waiting time.
